Service Agreement
Between Kristal J Consulting LLC (“Coordinator”) and the member agent (“Agent”).
1. Services
Coordinator provides contract-to-close transaction coordination at the service level selected by Agent (Level 1 Coordination, Level 2 Full Service, or Level 3 Concierge) as described on the pricing page, which is incorporated by reference.
2. Membership fee
Agent pays a $79 monthly membership, billed automatically until canceled. Membership maintains portal access, the compliance file, and coordinator availability.
3. Per-closing fees
Per-closing fees ($250 / $400 / $575 by level) are invoiced by Coordinator at closing and are not charged at signup. Split-fee files are billed at $100 file setup plus $275 / $425 / $600 by level.
4. Cancellation and access
Agent may cancel at any time through the Stripe billing portal. Portal access pauses on failed payment or cancellation; files in progress remain retrievable on request.
5. Confidentiality
Each party keeps transaction data, client information, and documents confidential and uses them only to perform the services.
6. Independent contractor
Coordinator is an independent contractor and not a licensed real estate broker acting on Agent’s behalf. Coordinator does not provide legal, tax, or brokerage advice.
7. Governing law
This agreement is governed by the laws of the State of North Carolina.
